When I'm looking for places to say, amenities are very important to me (pool, movie theater, game room) as well as the layout of the furnishings and how comfortable it appears. 

Are there not enough amenities around the property?  

@Levi PerlKeeping your current tenant and going up that much high chance they move out but I agree with others that you need to do some market comps and see what others charge and what if any amenities they have compared to your home

Because the competition has really ramped up in most markets, you'll need to have good design, good amenities and a good location that is suited to your ideal guest type.

I get them to cover closing costs, add in amenities like appliances, window covering, water softeners,  all the things we would have to pay for, they pay for, $ not out of our pocket is $ "discounted".

Also, don't overlook the simpler ways of adding value like adding a washer and dryer to a unit or other amenities a deal might not have.

It feels as if the shift to more of an apartment home is what helps with tenant retention.Having amenities on property, such as dog parks and fitness centers, help with retention, and being close to amenities also helps.I think the same can be said for most smaller multifamily, with having washer dryer hook ups, 2 to 3 beds, at east 1 1/2 baths, if you have some privacy for a yard would be a huge bonus.I really would stay away from pools for small multi families.
