A fair way to compensate your financial partner typically depends on the agreement you structure.

But if you do have a lease we can use the lease agreement instead of the market rent (since it is often lower than the lease)

Also hoping to get someone to review the operating agreements to make sure our ducks are in a row.

There are different ways to structure this (writing them into the business entity and operating agreement, having them do a second trust against the property,  etc.).   

My lease agreement informs them that I expect them to do this and I have instructions this, and they have asked me for these very instructions, which I have yet to create.  

Also I am curious if you had to disclose any personal assets even if you did not use them to secure these loans in other to enter an agreement with them. 

This happened because this part of the site let me login with my Google account, whereas the store made me set up a manual account.Now the store doesn't recognize that I'm a Pro member and won't let me download the lease agreement package that I need for California without paying another $99.

That part is not as straight-forward.Such operating agreements are frankly costly when done correctly.
