There are almost no exceptions to this, so it's not even worth considering.

The 2-3% points in extra cost are worth it if you plan on using as I described above because the use would be for a few  months at most and due to that short term use you can survive a rate adjustment up.But, if you have no plan to payoff the debt like when using for a down payment on a long term hold why pay the extra cost for flexibility and have the additional risk of the adjustable rate with the amortization looming when you can get a fixed rate second mortgage. 

Sounds worth it for the programs to use for my own deals but not sure if it works as well as it says.

Using your throw-away prepaid credit card of course, to protect your credit, and complying with the contract terms -- I find teasers sometimes do indicate whether the subsequent seminar or product might be worth having your company purchase.

As I have a fixed split with my broker, it is well worth it for me.

If your tenant has a credit score worth maintaining they will not want an uncollected judgment to be on it.  

Look for a team with a strong track record in managing rentals like yours, especially in your target area.

I haven’t had it appraised so just going off Zillow the property is worth about $250K, so we have about $163K worth of equity in it.
