Sadly the prices have jumped (well, sad for new buyers- I am stoked about it) so its tough to find one where the numbers work.

Hear it an draw your own conclusions.That said, like any book or memoir there will always be some degree of fiction / dramatization to stoke the readers senses and interest. 

So no conventional lender is going to look at me period, plus I am not totally stoked about putting down another huge chunk of cash.

Jarell Stokes how do you plan to wholesale using an agent?

Actually lined up to go to a local event next week which I'm stoked about, and even got my next door neighbor to join who is also recently gotten into buy and hold rentals as well, and is from Iowa, so looking to "learn up" with him and hopefully can leverage his knowledge to get access to folks in that area.I would really like to make the Seattle area work so that I could check in, especially during rehab phase, but I'm not opposed to letting things go, which is all a function of finding good people on the other end to do their job and be able to understand the market from afar and make sure you are actually getting a good deal.  

If you have the energy and the gusto to stoke out alone or with a small group then there is more money to be made by the individual.  

We are pretty stoked as this could be our first multiunit.
