Any less than this, and I worry they will "Side-Hustle" because the income isn't enough to appease the ambitions of the aggressive, high ego personalities that are drawn to GP work and Syndications.

Maybe if you really like these guys and their work...and feel that they honestly got in over their heads, you could throw them an extra $500 just to appear 'nice'.

Its just outside of their normal scope of work and it only increases their liability.

If you are doing the work and labor it reduces some of the risk but to me we won’t let at that high a ltv

Just wondering if there are good internet guides out there to help new investors understand steps in renovations and lay out scopes of work and materials needed so we don't miss anything?  

Part of the reason I threw myself into work and used to work 60-80 hours per week until I was let go last year when a new Upper Management came on board and started replacing managers with personnel from his previous employer.

It is a rare off-market property that does not involve work and/or have risk items.  

They may just agree to cover them, especially if Landlord offers to eat the appliance costs if they cover the utilities.If that doesn't work and it is an issue for the tenants, I wouldn't do it.

I invest in Philadelphia and nine years ago I was able to complete a two story 1200 SF rowhomes rehab for $50,000 with no shortcuts, fully permitted etc.
