Since the 1960s, the amount of "farmable" land per quarter or section has increased dramatically in some areas {at the cost of fire separation, soil heath & erosion, and habitat for wildlife} and can be as hight as 80-90%.    

If you have to level ground, box out soil, add 10" of stone, etc, your costs will push up toward $30 per square foot and at $0.45-50 per square foot in rent, I don't see that as too favorable.

If you live in Sandy and have a duplex in Midvale its easier than having 2 single family houses in different locations say Cottonwood Heights and West Jordan.The final part I would bring up is Multifamily units will be easier to be used for portfolio loans in the later games because it meets the physical definition of packaged real estate.

The carpet has been soiled and they hired a carpet cleaner, but some of the spots are coming back. the wood floor on the first level has also been scratched and their is a slight urine smell.

I think Texas is a very tough place to buy and hold and Vegas is much better  reason:1. expansive soils in TExas you its not if you will have foundation issues its when.2.
