If you have to level ground, box out soil, add 10" of stone, etc, your costs will push up toward $30 per square foot and at $0.45-50 per square foot in rent, I don't see that as too favorable.

If you live in Sandy and have a duplex in Midvale its easier than having 2 single family houses in different locations say Cottonwood Heights and West Jordan.The final part I would bring up is Multifamily units will be easier to be used for portfolio loans in the later games because it meets the physical definition of packaged real estate.

The carpet has been soiled and they hired a carpet cleaner, but some of the spots are coming back. the wood floor on the first level has also been scratched and their is a slight urine smell.

I recommend latex type to homeowners that live on expansive clay soil so movement in slab is reduced and doesn’t transfer/pop tile floors.

This is clearly my fault for not checking everything on the inspection report when I got it back but to be honest, the whole system is only a couple of years old because it was put in after Superstorm sandy so I didn't think I had a reason to look at that part so closely.As for your offer, I'd love to talk.
