I have done quite a few BRRRRs, but i would be hesitant to try a remote BRRRR.- in this higher rate market, i find BRRRRs to be challenging because after a high LTV refinance the units have negative cash flow.  

You're very under leveraged compared to most investors trying to scale.

If my spouse wasn’t opposed to moving I would try to buy a new house hack every 12-15 months and use low down payment owner occupied loans for as long as it made sense.

I haven't heard of the ability to add additional $250k primaries, but I'll have to dig in to try to learn more about that!  

@Trevor McCormick to piggyback off what others have said, determine if you are trying to maximize it as an investment or utilize it as a vacation home you will STR to help cover expenses, as this could dictate which type of property you are looking for. 

I have personally wanted to build my home on this land for 10 years, as I've always been interested in this.Issue is, I've never done any work with residential development, only smaller land development, about 13 acres, and commercial, all on my own.With the residential development, I'm trying to get a sense of anyone in the space currently and what some ballpark costs might be for infrastructure and how that all works.

For me personally, I'm looking to start out aiming for cash flow, just trying to find the best deal.
