Since you want to come on here and make comments to the public  show us proof where we cut corners and didn’t bring things to code because a tenant is living in your house right now comfortably.

Being patient with the deals you want to invest in and expanding on your education to know what a 'good' deal really looks like.

For example, for my out of state clients, I make sure to consult with them on their deal analysis and #s, I educate them on the good/bad neighborhoods, I help them develop a scope of work and estimate renovations, I set them up with my PM/GC/lenders/etc.

You want a sample of this garbage "education"?

In every state the public is welcome to bid at sherrif sales or in Deed of Trust states Trustee auctions.

Educate yourself enough to be able to identify if a property does or doesn't align with that goal.
