If you hired an agent or a broker to work with you, you'd be covered - but regulations & laws vary from place to place.Screening is best done by establishing a set of guidelines to qualify applicant tenants, then sticking to those rules to avoid legal issues (and for your own sanity).

I have broken down 4 key benefits to a retirement account: 1) Compounding interest in the absence of taxation (particularly with a Roth IRA) 2) Ability to self-direct into alternative assets, like real estate, private real estate partnerships/syndications, crypto, gold & silver and other alternative investments. 3) Credit protection (see state specific laws), but generally inherent protections. 4) Upon death, if setup properly, probate avoidance

I don't know your state but I suspect you would be breaking some law, as you are likely unable to legally market something you don't own or have use and possession rights.
