Normally we have paid ahead the March payment coming due, back into the prior year for tax purposes, since we and probably you are Cash Basis.

If you execute the BRRRR strategy in B and C class neighborhoods in Detroit, Memphis, and Cleveland, you're looking at around a 100k purchase price, 20k renovation, and 10k profit.

I did a quick Google search, and unfortunately it looks like the woman who started this thread (about 5 years ago), Ember Meadows, 34, of Galloway, OH, passed away on March 3, 2016 in a horrible car accident on the freeway.

Building cost has almost doubled in the last 4 years taking B and definitely C markets out of the picture for new builds.  

Now, I am getting into a deal for a second property, which is already rented out until March 2025.
