If you can't leave NY, I really wouldn't try to do a BRRR from that far away unless you have someone you trust who is local.

I live in SW Montana where there is a strong STR market and am considering buying a lot locally (2.5 acre overlooking the river/valley/mountains) where I could set up 2-4 Tipi's and rent portable bathroom/washing station for the lot.

Often times if you work with a local bank or credit union, you could get lower fees and a fair rate.

Yeah I’d be more comfortable investing locally but I’m going to begin analyzing deals.

You can also check with a local independent insurance agent to see if any carriers that might not have been mentioned have a short term rental endorsement that they can add to a standard landlord policy (Travelers does in the states I write in). 

Your time is best spent producing the revenue that allows you to invest in the first place.That includes using local agents you meet and feel are a good fit for you, property managers, possibly buying completed properties like the one you posted here, and outsourcing as much of the process as you can as you get started. 

Great local property managers are not plentiful, and of those, most are selective about the areas they work so you want to connect with one of them early and often.

Overall, it looks like a good deal, something you could probably even take to a local bank or credit union for financing.
