There are 16 lawsuits filed against this guy.

The U.S. arguably has the #1 biggest lawsuit "industry" by far of any nation on earth.

Ours states that we can sue the tenant if they caused damage like this via neglect.Being able to threaten the tenant with a lawsuit may be enough to get them to move and sign a hold harmless.

I have seen some decent lots sizes as well to add in an ADU or Carriage Home/mother in law suite. 

I would be concerned about the possibility of them scamming for a future out of court settlement law suit over mold. 

This may be a timing issue and not incompetence, be careful before you start rattling the sword.Lastly, I think the suggestion about encouraging the tenant to write a bad review about this PM is a terrible idea because you could get dragged into a business interference lawsuit for encouraging it.

Further, these type of setups often lead to lawsuits when they do not live up to expectations. 

I can't see any type of gross negligence on my part that would wipe out more than that in a lawsuit. 

They only have a simple promissory note that they likely now have to file a lawsuit to win a judgement, with again no promise of repayment.
