Rent was due by 5th but no communication on late payment and is not responding to my text/emails. 

Return of 37.5 after five years, closer to 40% with rent increases.  

What is your process on late rent?

Their job is to keep investor capital allocated and returning, so there's only a deal if they can actually redeploy the capital into something better.As a buyer, you need to establish a lot of credibility for a deal this size.

I am swamped right now with my rental renovations & furnishings I am finishing up plus I typically work late, so I haven't been able to make it much lately.
