For example my simple spruce up would be, renno bathroom, and kitchen, paint, and redo carpet upstairs.But if i think real deep into what I could do to make it a STUNNER then I think, knock down walls, create more open/broken floor plan, add central air, possibly do an addition to add a 3rd bedroom and second bath.So when you could do ANYTHING .. how do you draw the line of what you should do?

I have owned this property for almost 10 years and originally purchased with cash and of course work has been done over the years. ceramic tile in bath and kitchen, laminate wood in the rest of the rooms, cabinets and countertops, sinks in bath and kitchen, new tubs and toilet etc.. located in st louis its a 2/1 but will rehab to make 3/2 so we will be adding value to the property and will be using the rest for capital for the company as i have other deals I am looking at...

@Michael Kazalas, personally this sounds like too many cooks in the kitchen, but also a very clear violation of SEC rules around material involvement.Granted, I don't know much about fractional ownership other than vacation rentals, which are limited to 8 owners, typically.

I think it's okay to not have a deluxe backyard, see what the market is demanding.We didn't want to or have the funds to do a full renovation, Here are some things we did when we got our primary ready to rent:-Tore out fiberglass tub and surround in master bedroom-Had new tub and tile surround put in (felt nicer for primary bedroom suite)-New toilets and all new faucets-Hired guy to resurface all kitchen and bathroom countertops-Took down popcorn ceiling and had resurfaced/ painted-Neutral paint and trim throughout (had different colors all over prior)-changed out washer hook-up valves to prevent issues Things I wish we would've taken care of:-regular yard maintenance hired out and baked into rent-LVP flooring throughout (kept mix of tile and carpet)Just did final walkthrough and got keys this morning for tenant moving out.
