If the property had multiple mortgages, it's possible the junior lien(s) were stripped in the BK, enabling the property to be sold for less without a short sale.

Generally, when most properties are sold at auctions the junior liens are wiped out with the exception of IRS and maybe liens by the state for back taxes.

Generally speaking, liens that are in a senior position to the lien that’s held by the foreclosing party are going to remain attached to the property after it’s purchased at auction – liens that are junior are wiped out.

Not sure which state you are in, but in California, if you are owner occupied in one, you can have a junior ADU in addition to the Additional unit even in the R-1 zone.

.- Purchasing subsequent liens doesn’t improve rights to ultimately foreclose on the property as the senior lienholder would just pay off junior lienholders in the event of a foreclosure.Most of the institutional investors I have seen at the larger auctions were purchasing liens at a 5-6% premium last year (on a 9% note).
