I totally dig the rural parts of CT, but for me they have to be close enough to Hartford county as well ( I do a lot of work in Hartford county, so the commute would kill me if I was much past Glastonbury).

We closed on a 5 unit in East Hartford a couple of months ago. 320 PP, $4600 gross rents with about a $400/ mo rent increase potential. 

First of all, Hartford is one of the most straight-forward markets in the entire area.

I am also looking for a reliable good handyman in the New Britain/ greater Hartford area to deal with the occasional tenant emergency issues that might arise, if anyone can recommend one?

The City of Hartford and the State of Connecticut have a grant revitalization and development program.

In New Hartford NY (in central NY), you can have great quality tenants at a much higher caprate.

Apparently 1 department in Hartford thinks the building is SF and another department thinks it is Multi, and they don't want to talk with each other.
