Seller finance situations are often used with off market distressed properties involving a desperate owner wanting out .

I'm not sure what to do at this point, really desperate to rent it out, but also afraid of bad tenant.

I'm exaggerating but the only tenants you get are going to be desperate. 

Now I was able to command a better price because I paid in cash and all three were desperate to sell.
