So out of the gate I wouldn’t be in a huge rush to tell them it’s going up especially since your at 150$ difference .

Some areas that may be on the upswing is just south of Gate City Blvd.

 I live on a 2 homes on a lot with my owner my landlady in the front house me in the back,Okay I got permission from my landlady to go ahead and put up a 16x 48 in pool then she's later comes to me telling me I need to get renters insurance and I need to put a gate with a lock. 

Fans break, gates allow people to drive in maybe where you dont want that.

I am using the first flip as a stepping stone and don't want the get sideways out of the gate.

I cant lock gates.

Hi @Maritsa Cortes welcome to the tribe ;-) I'll second everything @Ryan Murdock and @Alina Trigub said and will add education, mindset, and patience to your list of challenges.Not to be a party-pooper, but to accomplish $10k/month passive, residual income right out of the gate might not be very attainable.

The condo 3 bed 2 bath, 1150 sq ft is located in central Phoenix, AZ in a nice gated community.

It sounds like you would make some equity right out of the gate, but you'd have a HUGE monthly payment liability.

I'm super thankful that I'm in a position where I don't need to be making money out of the gate and can ease into things.
