Now this is an annual thing (for all new properties).For rough math, you can generate a tax write off about 15-20% of the real estate value: one a million you can expect a $150k to 200k write-offs.

End of that relationship came when owner called us and expected us to go pick up their guy, who's truck broke down, and drive him to the house - and didn't want to pay us anything for this!

Based on the development expected over the next decade, I believe it's a great area to invest in. 

Though I expect that to increase in the future when more ADUs are constructed.

You definitely can't just buy a building low down, do no work to it and keep old rents and expect to profit.
