Hi Jessenia,I've been in the game for quite some time and have many battle scars to prove it lolMy best advice would be to always look at a worst case scenario and start from that.By starting with a worst case scenario you will be able to quicker eliminate markets that aren't a good fit.I don't know much about NY but personally, I wouldn't invest in any market that takes 6 months or even worse longer to evict.Worst case scenario for example = Tenant doesn't pay rent and trashes the property.I would want to be able to evict, fix and re-tenant as quickly as possible.Time is money and I want to keep moving forward and not deal with financial and emotional drag.There are many markets nation wide that are landlord friendly.My business is based on Ohio and there is no mercy for non payment of rent.Eviction usually takes 6 weeks max and although I never want to evict, being able to do so quickly minimizes risk of that investment.Thanks 

so, that verbiage would rule out a "lease purchase" IF they are trying to use the rental income AND eliminate the underlying mortgage payment they are still obligated on.   

It isn't a ton of extra work for us to manage an IRA vs regular investor, but eliminating government-mandated paperwork (that adds no value) is a win.

I also suggest that the tenant install a camera that stores videos of the driveway, then when tenant has proof, you can send notice to owner next door that he is to eliminate hazards he is creating, or you will sue for damages, especially if it costs you tenants, as they can’t afford and shouldn’t have to deal with repeated damage.

If you are investing for cash flow long term, you would benefit from paying off the loan sooner (eliminating interest). 

It is like a an automobile and has it's own title and technically is movable.A mobile that has had "elimination" of title is something else.

It goes a lot faster and is more precise.As soon as you brush-apply a cut line, run a miniroller within half an inch of the wall and eliminate all but the absolutely necessary brush strokes.
