I have long form articles on both this Fair Housing law with section 8 and the scam tenants with fake info on our website.  

Multi-family for me has been the way to go and has left me assurance that even during vacancy, I will be covering most of my mortgage. 

Unfortunately, this problem waste a lot of my time that could be spent on other investments.I have used the same tax professional for many years and he is very educated, but also much older than me and it's hard for me to understand all the reasons he has expressed why is better to put the rental on my personal tax returns.

That would be step 1 for me.

@Kyle Kulhanek To retitle your Chicago condo into an LLC for liability protection, start by forming the LLC with a clear operating agreement outlining ownership and responsibilities.

Facebook marketplace has also been good for me, although I’ve heard that others have not been as happy with it (lots of spammers/ flaky people).

For me, I care mostly about CoC (cash on cash return) and overall ROI (return on investment).

I will post the outcome, this one has been the most difficult for me so far.

In the end my portfolio is very small compared to most, so focusing on this strategy has worked for me, but might not work for everyone.
