Make vacant delivery a condition of the sale, and then the seller will have a several hundred thousand dollar investment as incentive to push the relative out.

The delivery may be different.  

I think the markets you're looking at will continue to see rent growth but one would need to look deeper into supply delivery of new units vs. deman (job growth) plus rent prices relative to AMI (area median income).

Marvin Integrity used to be a 10 day turnaround from order to delivery for the ultrex product line.

It's worth around 309,900 but due to some bad luck (Carpet delivery had bad carpet so we had to wait again) we missed the window for back to school to list the house and it's been sitting on the market for a couple weeks with a ton of showings but no offers (Williamson County is one of the top public school districts in the country). 

For this unit, I purchased from Lowes online, used my military discount, and set up the delivery right to the property.

Is your cousin picking finishes, keeping track of contractors and payment,  arranging deliveries etc?

The mail carrier has attempted delivery twice and now the mail piece is on its way back to me, "unclaimed."

I'm interested in a remote-access system so that people can buzz in deliveries even if they're not home since we don't have a doorman (and packages get stolen all the time here if left on the steps).

As a newbie landlord I appreciate all the advice especially those who were a bit more tactful in their delivery, lol.
