Investors only receive a share of the income you actually generate, you will not owe a fixed repayment block.Difference here is that this model is for owners who either don’t want to take on more debt, can’t qualify for the financing they need, or have little time.At best, this is word games. 

My experience has been that purchase transactions where the buyer has no or little skin on the game have a default rate many times that of buyers who place a significant down payment into the deal.  

One tip is to start looking into meetups to connect with investors / others in the REI game (in person/online).

Since you are splicing multiple pictures, why not show a good one of the game room and other other key parts of the house instead of all of the game room?

2024 will go down as, "The Year of Taking Action".Getting back in the game came with some challenges.

These can make crunching numbers a bit more difficult because due to the guessing game. 

My biggest advice for people would be as follows.Know why your in the real estate game, and why a specific niche.

Currency pegged $2BZD to $1USD (low inflation issues), Official language is English since it was a British Commonwealth, Property rights and laws are basically the same as the US since English based, 2nd/3rd world thus still Rough which I like (has flavor), 2 hour flight from Houston/Dallas connections, land is relatively inexpensive.

Buying with cash is much better in my opinion.Especially for our market.Most investors only use leverage because they "can".There is usually no strategy behind using the leverage.Our price points are so low that most investors just prefer to buy with cash.The price of one of our properties is pretty much a downpayment for any other property in other markets that aren't in the Midwest.Cash deals always offer a much higher return than leverage.Leverage is a risky game for beginners.Learn what you are doing first before borrowing money.Just my opinion for a path that has proved to work for me and our investors.Thanks and happy holidays.
