This breakthrough led to us being the first ones to see the property since its listing.

My long-term plan is to have an arm of my business where I develop (and maybe one day build) my own designs to complement the traditional client-led projects.

Historically I have seen a spread of 5% between bank and alternative lending rates, which coupled with the slightly higher origination costs has led me to utilize bank financing.

This is a good thing to me and has led to great success.  

We typicall upgade lighting by popping in recessed LEDs on dimmers where previously lamps on switched outlets were used, maybe some paint or LVP, but usually not much.
