If it is truly shaking out anywhere near that you could sell to capture the equity, rent for your last little bit there and tuck the money away in savings while you study up.

So reality,, would you move for $500 bucks,, nope... if you need it that bad plan to offer at least 1500 to 2000 for them to relocate.. they are in drivers seat with lease term 12 months away.. it never hurts to talk to them but until you either have the building or not.. if I were the seller I wouldn't kick them out,, there are enough other buyers out there that would love a turn key operation from day one.. with a tenant all tucked in for the next 12 months.

Yes tuck pointing is what's referred to.. they start at the top,, and go row by row,, grind out enough mortar to properly re tuck in new mortar,, so not cheep.. a mason does this type of work,, and if you don't get one now set it up for spring.. it's not a winter job.

Sean Gummer You need to factor in utilities, repairs %, capex %, property management %.If you leave those out thinking you have cash already tucked away you're not thinking it through.It doesn't take much to burn through a few heating or A/C units...
