One could argue that the fed could just increase interest rates to slow inflation but that would be incredibly difficult because private and public sector debt would become more expensive creating a recession if not depression.

@David Song, I think your biggest brain damage is going to be calculating in your situation the benefit of leaving real estate and losing in essence 25% of your profit (not counting the depreciation recapture and losing the depreciation write off) to go into a sector not real estate (no 1031) versus the potential risk of being heavy in real estate with a potential downturn or stagnation.
