@Linda S.Sometimes you read these chains of responses where each poster is obvious just trying to be holier than the last one...usually when it's a landlord asking about how to stick it to a tenant over something like a stained carpet or a ding in a door.

I closed on a house earlier this year and it was filthy, plus had major stains all over the carpet.

I would just poly them (which you can buy with a stain therein to make them darker if desired) and some new hardware would make them look like a million bucks.

To stain you need to sand / strip the old finish, it is more work then repainting. 

Maybe you had a falling out and he is being stubborn.

But there are cosmetic issues in the house, like small crack on a window, tiny stain on carpet, and so on.

I kind of wondered if something like that may have happened - where they wore away the coating by scrubbing a stain. 

The cost of not replacing these things are losing 1-3 months of rent to escrow, the pains and problem that may be additionally identified during inspections, and finding a new project manager to pretend to maintain this property for you.As someone who values our relationship, I am committed to being honest with you and want you to know of the negative impact this stubbornness is having on me.

The kitchen has grease stains on the ceiling, blinds, and the countertop looks ruined.

@Katrina Cebrian I’m not sure why you’d even consider this person unless you like patching holes punched in sheet rock, repairing doors ripped off their hinges and cleaning up blood stains in your carpet.
