Be super cool to the occupant and offer them cash to move on a certain day. tell them that your partner wants you to evict, but you know that will mess them up for getting another place and you dont want to ruin their life.

.😜 The rule as I remember it is, You need to have at least 3 touches before asking for money.The second reason is what I call "first-date-itus"  How many first dates have you ruined by trying to get a homerun with your first swing?

As an example, I can rent a garage for the same price per square foot as I can an apartment  but the only things I have to "maintain" are concrete floors, metal doors and driveways....no toilets, holes in drywalls, ruined carpets, broken doors, cabinet, etc, etc, etc!
