If you blow your rehab budget it can hurt or even ruin your chances.

I feel that this keeps ruining deals.

My first three rehab flips( lower end ), back in 2006 almost ruined me.

Be super cool to the occupant and offer them cash to move on a certain day. tell them that your partner wants you to evict, but you know that will mess them up for getting another place and you dont want to ruin their life.

Some dumbass still bought that property, but my person sure as hell didn't.Ya know whose credibility is ruined there?

Does the 3k ruin the deal ? 

.😜 The rule as I remember it is, You need to have at least 3 touches before asking for money.The second reason is what I call "first-date-itus"  How many first dates have you ruined by trying to get a homerun with your first swing?  

As an example, I can rent a garage for the same price per square foot as I can an apartment  but the only things I have to "maintain" are concrete floors, metal doors and driveways....no toilets, holes in drywalls, ruined carpets, broken doors, cabinet, etc, etc, etc!  

They didn't ruin the project.  

I went to Morehouse and had a few friends that lived in those condos (again if it's the ones I'm thinking of) and they ruined a few.
