Has anyone opted for the "supplemental Income" plan?

The positive cash flow can supplement another income source and make for some extra income. 

I eventually want to go real estate full time but need a job to supplement me in the mean time.

Not having a job and supplemental income source or cash buffer torpedoes your pillar to negotiate.

Is it possible that this also includes a supplemental bill for this year only?

Scary.I am surprised that I didn't see anybody suggest that the tenant just go get themselves a window unit to supplement the central A/C.  

I may not take it all, and if there is some thing that they can do, that I pay someone else to do, I may let them do that to supplement their income to pay the rent.  

My original goal six years ago was to supplement my W2 earned income, and then to replace my W2 earned income, now it is to 10X that!!!!
