If it doesn't sell, you can do a cash out re-fi, get all your money out plus some extra, have a cash flowing property, cash in hand and be ready for your next deal.

Just make sure you know the seasoning requirements so that you don't get into a situation where you can't re-fi and your hard money loan is coming due.Hope that helps.
