Things you can do short of total rehab that add substantial value and appeal and which don't cost a ton are moving to LVP (Luxury Vinyl Tile) from float vinyl or carpet, upgrading appliances and putting a lower end granite on the counters and vanities.

Most DSCR loans are floating in the 7-8% Interest rate 30 year fixed and a 5/1 ARM is around 6-7%.

The ones that are much lower are usually interest only or a floating rate.Definitely need to speak with some more lenders or work with a mortgage broker who teaches.Cheers!

Quick update on this project:All exterior doors and windows now installed, interior doors hung, floors floated for leveling, drywall and skim coat complete.
