It does a good job demonstrating the challenges of answering peoples' questions about how a syndication will affect their income tax.I must add, that I like the tax benefits from layering syndications. 

At that point, you can walk in, present your numbers to the seller and demonstrate to them that they won't sell for a long time but if they'll come down 25% off of their price, then a conversation is possible.

Perhaps you can demonstrate I am wrong.Are you willing to sell a portion of your loan in order to pull the cash you need without "killing the cow" ?

It demonstrates how not to throw in the towel while in the mist of a bad situation, but being tough-minded and navigating through it and coming out on the winning end.  

I bet you asked for rent rolls and accounting documents before you put an offer together, did the documentation demonstrate any late rents?

I also demonstrated that the cash-back card may not be a better option that carrying a balance which occurs no interest.

If you can demonstrate market knowledge, confidence and point to any successes you have, you will overcome most people's initial concerns.  

It's also hard to demand these type of "aggressive" terms before demonstrating value or distinguishing your services from the other agents in the market.

You have to demonstrate you're willing to do some of the right things on your side.
