It would certainly be more than a bit disingenuous to tout an AROI of any amount on a project that took 4 months and happened once in a calendar year.

I don't know that the calendar year is going to change which markets are good to buy STRs in. 

Also, an outlook calendar note makes information retrieval easier.

You can also look at those listing's calendars to see if they actually have bookings and what they charge. 

@Yongyi XuMost accounting software will allow you to schedule repeat payments / expenditures and will either schedule automatic payment or provide notification.For maintenance issues, we maintain a calendar (we use our own mail/calendar server, but you could easily use Google) with all these events scheduled for each property.
