For you, if you get a salespersons license, you will have to affiliate with a broker (just as David correctly pointed out).

It could well be that a mortgagee is any institution or affiliates thereof....etc.

I am not familiar with any REI clubs in TO that not affiliated with Don Campbell and his REIN folk {I'm wary of them}, but I am certain there are some.

If you wish to transact as an agent in other states, you will have to go through a licensed state agent OR you can sit for that test exam and then affiliate with a broker in said-state.
