Have them include deposit amount, rent, lease duration, appliance ownership, adult tenant list.  

It is currently listed with a broker.We also have an adult special needs daughter in her early 30's for whom we need to provide for a permanent living situation.My questions are:1.

Try to find a place with a garage for every adult, you don’t want to park outside and you don’t want someone parked behind you in the driveway.

Hopefully your lease has the names of all adults that will be living there. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

i.e.) can 5 unrelated adults live in a 5-bedroom house or is there a cap? 

Mostly blue-collar service workers w/ 2 adult income earners per household.

Even speeding tickets can be an indicator of problems with being an adult - especially their attitude towards getting the ticket - IE was it the cops fault or theirs that they got the ticket.

Mostly working adults aren't home with their dogs all day.  

One of the duplex sides has 2 adults and 3 kids living in it and the other has 2 adults and 1 child so it's not fair to split the bill down the middle.
