Land surveys and other studies - Geotech report, soil report, fault lines, environmental report etc.Most of the lots would not survive these due diligence items.

The attorney may be able to do the job for you, I've received several referrals over the years from attorney's who had a project and needed the survey/civil support.

You should also get a soils report (or look for existing nearby soils reports the city would accept), as well as get a topographical survey of the property done.

I hired an architect to build out the plans, submit zoning permits, do a structural survey of the land, and ultimate after getting zoning approved we just submitted the building plans.
