I live in Texas City but drive all over South East Houston from I-10 - 45S to Galveston.  

I am originally from the South-East side of Houston and living here again.

Both of us has a full time professional job and is currently based out of country ( in Asia ) .

However, some economists estimate we're still a good five years behind the demand.More recently, natural disasters have destroyed the existing housing stock in two major areas: southeast Texas and the gulf states, and a large portion of the State of Florida as well as portions of Alabama and Georgia.

Athens First is part of Synovus, so they are not quite national, but Synovus is pretty prominent in the southeast.

haha. we're headed to Asia where houses are sub-zero cap rate and inflation of 5-6% is the new normal.

This area Isle of Palms) has some of the highest appreciation in the southeast, and all of the properties that I have sold here to other investors do VERY well- but, again, this is not an area where you can get a 'deal' in this market- you have to pay more, but you will rent very well and make money. 

There's a lot to learn and meeting investors who are doing business in southeast Michigan is a great way to start your journey.

In general it is going to be hard to find properties that meet the 2% rule...though they are out there in the cheaper condos in Temple Hills, Suitland, SE DC on the south/east side of the river.
