I was looking at the Queen Creek / Phoenix area.I know this is not a BRRRR and won't make that crazy return on investment, but if I'd like to build equity and if I can cash flow $100 a month, that would be ideal.  

It was always his advice that my 1st purchase be a multi unit and the queen and I were only looking for a duplex and came across this quad a little out of what we wanted to spend but it seemed like a great deal.

I'm not sure if I can post a link, but Dawn Richenbach, "The Note Queen," has helped me in the past.

Do you think it is worth investing in surrounding towns (Elizabeth, irvington, orange)?

Cap rates have increased to the point where the numbers can actually work in parts of Brooklyn and Queens, I'm not as certain about Manhattan. 

For more bang for your buck, I'd suggest Queen Creek (borders Gilbert, less expensive, some awesome new communities popping up!).
