I like the idea of marketing as a 2BR with office, though I'll still probably give that little bedroom (once redone) a closet just in case.

I'm considering using Zillows portable application, which makes a lot of sense for me, and for the tenants.  

Our bedding is stored in a closet or carried in and out in our bags. the bed is not our own when we are not there.

The apartment is in good condition, with lots of nifty upgrades (new cabinets, closet organizers, etc), in a great location, and very close to major area employers.

I have portable AC in the garage I've used for tenants, that's a little more convenient than a window unit.

We built both the vanity and the linen closet.

One other tip that I gleaned here on bigger pockets was to delete locking door handles and replace them with the dummy handles like you would use on a hall closet (no lock).

@Jay Hinrichs casually mentions golden nuggets like placing an extra washer/dryer in your master closet, or painting your copper pipes white so they look like plastic to fool the thieves.
