It's been about 6 weeks since I've been quoted, so it's very possible that 5% is outdated. 

Some of it is good but it was written awhile back so some information is outdated for today's times and markets.Jason a book will just give you basic info.

But if people don't care about stainless appliances, neutral paint, or new cabinets versus outdated used oak, etc., it would certainly save me money.  

@JIMMY PASCHALIS   I tend to look for properties with great bones but that are extremely outdated.

You don't want the suburban communities where every house is the same and not that outdated.

On the sold ones try to see the pictures and compare and see if the look updated VS outdated sold, that will give you an idea.That should get you going on analyzing ARV.

Same with an outdated kitchen, bathroom, plumbing and electric.

(I didn't use a normal escrow in those days) I learned to always use title and escrow and lawyers and disclosures and move out dates and to record and to split the seller's payment in two, first half immediately so they have money to move out, the rest when they actually move, etc.
