Your interior is hard to judge because I'm not sure if you wanted just walls and ceilings or walls ceilings and all trim.

My most recent deal which funded last month was purchased for $53K, rehabbed for $1,500 (trimmed trees) and sold 5 days later for $88,700. 

If the owner can’t stomach tree trimming and painting costs, there are likely man larger costs they can’t stomach also.

So the Laurel Oak is coming down and then the two big Live Oaks are being trimmed and some other stuff cleaning up and taken out.  

Paying someone would cost even more.Islands are great, but trimming them out to look nice (panels on the sides and back, etc) can add up costs of you haven't planned for them.I think if your budget allows, the layout you have now is a nice use of space!

In addition we also install the trim for the plumber as well so he does not have to return. 

They make a trim package to make it appear as one. 

I would do all the electrical and plumbing and trim work, while they did the basic tasks like cleaned and painted.
