Scary.I am surprised that I didn't see anybody suggest that the tenant just go get themselves a window unit to supplement the central A/C.  

I may not take it all, and if there is some thing that they can do, that I pay someone else to do, I may let them do that to supplement their income to pay the rent.  

My original goal six years ago was to supplement my W2 earned income, and then to replace my W2 earned income, now it is to 10X that!!!!

So I’m ok using other people’s money to help me retire with a lot of passive income to help supplement my other retirement funds.

I’m not sure what expenses you have factored into the NOI equation but that plays a major part in the equation also.Honestly, a property of that size can be supplemented through the use of technology.

Illogical, irrational and not based on any known facts to support the theory that supplementing tenants rents retains them longer.

I'd also have her adult son do the same, but I would be more looking for history on his part and making sure he is a good tenant when he is staying with her and not be as concerned about the financial obligations on his end (unless it is needed to supplement the mother's).  

By the time you get there, you'll know more.And I actually made good supplemental income in college from sitting at poker tables, but that is a whole other story.
