If you think about a rising tide raising all ships, that is essentially the way that Bakersfield is positioned with the surrounding communities.  

And these aren’t new homes. .   . on the other hand in the last 7 years I spent $7,000 on asphalt road/driveway removeal/replacement, $8,000 on roof replacement and $19,000 on deck/dock/privacy walls on the one townhome in MN.

I see why they do it (it's actually helped right the ship in some cities to force owners to either keep up or fix their properties to an acceptable standard) but there is no question that it puts a big damper on our investment goals.

I thank you for taking the time to write because I’ve only heard 1 not happy so I feel good now about investing with him after my other mentor ship ends. 

He runs a tight ship and has been doing it a very long time.  

You've got to run a tight ship man.

This isn't a time where I would recommend jumping ship completely from a salaried position with steady pay to a 100% commission career in a slow market.

The property is .96 acres and it is zoned "light commercial "as you can see from the pictures I have added you can rent out the back half to many of the trucking or shipping companies locally for about $2000 total / mo for the back half.  

- Modular doesn't necessarily save cost, due to the high shipping fee.

Also, I did work with a huge company that built everything "off-ste" and shipped all f the walls to the job, labeled with a diagram for placement. the roof was built on the ground and hoisted up and set on the structure; pretty awesome to see first hand; fascinating at least.
