@Tanner Westerheid I bought my condo (3bed 2 bath) in Reston for about 200k and make $1,500 a month renting the spare rooms.

That's a whole other story, so I'll spare you the details, but in short, I am starting my own business in order to get the money to pay a lawyer to fight for the right of me and my babies to be with each other.

I recently ran into a problem where I have a property under contract that I am wholesaling, but there is no way for me to show the property to my buyers because neither the owner or the tenant are willing to spare some time for me to show the property.

JCC,Your storys depresses me, the world can be relentless :(.I `can and will talk with the city inspectors before, but my main question is, should I not spare a thought about it or should I after all?

The house is two stories so everything pretty compact. 

The 2% rule is only a rule of thumb, it only work in a certain market so use it sparingly.  

Alas, it is 2014 and such rituals have been replaced by less grisly formalities: the attorneys unsheathed their cell phones, unleashed their silver tongues, and spared toward a civil solution.To add more detail, the seller’s agent told @Brie Schmidt  that the tenants are not to be informed or “tipped off” by us as to the (alleged in their eyes) toxic mold presence in the unit.

My passion outside of baseball, for 3 to 4 years, has been real estate and I spend my spare time roaming the MLS, calling/emailing REI veterans, and talking to my grandfather about buy and holds.
