From that I came up with another rough figure of $30-40 (lots of padding) and deducted that to get my $60k.Ok I see what you mean by "cash out".

We've visited a number of what we've kindly called failed flips, where it was obvious the investor spent to much on the house, couldn't afford to fix up the house to look good (didn't get rid of the cat pee smell, no pads under carpets, etc) and are now asking for $20K over market value.

One person said they got the short end of that stick and another said it was a great launching pad. 

or any security issue this is a very alive and well concept in and around Lake Tahoe as you probably know.I like the idea for 200k you can have a piece of a 4 million dollar bad pad !!!

I wish I could be of more help but I'll share what I have seen British Columbia.Similar land layout, 12 acres.4 Pads.They used a leaching bed for the grey water.They require the tiny homes to use composting toilets.This effectively removed the septic installation cost, maintenance cost and allowed them to reduce the price per pad for the tiny homes. 

Their pool is drab and uninviting.Windsor Hills planned and just added an amazing splash pad and slides.

I am building a small 4 or 5 pad one a couple of acres I have in Athens soon.

@Jake August just with a bit of quick back of the napkin math, it looks like the park you are referring to has an average rent per pad of $600 per month. 

(I get a $250 non refundable pet fee for this reason)  However, The steam cleaning company says that I must replace the pad and carpet to remove the smell. 

Bring a pad and pen ,as I will be talking a lot if you have not noticed.LOL talk soon Alex
