Their is no reason to justify supplementing any tenants rent.Tell your tenant rent is rising to $550 in 60 days (assuming you are in a legal position to do so).

Will join our local REIA as well to begin networking.I have a great job and want to continue to work full time and use REal Estate as a supplement and to build wealth for the future through buy and hold rentals.I would like to start to model  scenarios to get practice working the numbers- what source would you suggest I use to get a starting point for estimated rents in a specific area?

For me the course along with some other supplemental books has been very much worth the price, and I has helped me to have confidence reaching out to brokers, PMs, etc to start searching for a deal.

My mentors have advised me to either, take out the the washer/dryer hook-ups (cap off) or put in coin-op laundry, protections against countless liability reasons, i.e. laundry business etc...So, after the applicant, now tenant, signed the lease agreement and the supplemental renters addendum, which clearly states in section 'J' subsection '1', "no personal laundry units shall be installed and or otherwise used by any tenant at any time{....}, landlord reserves the right to discontinue laundry access at anytime for any reason."

The decision you need to make is based on whether you want to be a landlord long distance, take the normal risks associated with the business and most importantly can you afford to supplement your tenants rent if the cash flow is negative.
