The seller has not addressed these issues and presently has $60,000 in fines from the city.I have viewed the property and I have estimated the repair costs to be around $125,000 as it needs a new roof, foundation work, windows and doors throughout, ceilings replaced, kitchen, bathrooms etc etc. but the ARV based on an identical property 5 doors down selling a few months ago I estimate to be around $575,000.I spoke with the owner and they presently have a cash offer of $270k minus the fine balance at closing.

The situation would be different if you found an identical property to the turnkey one listed for LESS.The main questions you want to ask yourself are (after first vetting and getting comfortable with the team) if you are comfortable with the returns on the turnkey property AND will it appraise at or above $99K.

But this is pretty consistent with ~80% of lenders all being in a narrow band of being pretty freaking close in terms of rate these days once each loan offer is structured identically (back in 2006 it might be 0.5% or 1% difference in rate between lenders, not the 0.125% to 0.25% in variance we see today), meaning it comes down to knowledge, communication, responsiveness, etc.So the answer to "Is it worth paying more for a bank that actually communicates?"

So like I said, it is all specific investment dependent.Back to the 2% rule, keep in mind that anyone who bought an investment using the 2% rule back in 2007 when interest rates were around 7.5% for non owner occupied loans and someone buying using the 2% rule last year where you could get a loan for say 4.25%, the investor buying last year would have higher cash flow even if the properties were identical because the debt service was lower.
