Be very carful moving forward with this tenant, you may simply be enabling him and you may end up on the short end if his finances are stretched due to the separation.

You already established a terrible precedent by being overly compliant to her misbehavior and have now enabled her for further complaints.

We see ACH enabled tenants stick around almost 50% longer than non ACH.  

As typical in society today, instead of addressing the source of the problem, we enable deadbeats and penalize the successful. 

Enabling people with spending problems is doing them a disservice.

However, it doesn’t have to happen to you, nor should it.You will hear that deadbeat tenants know all the rules, which enable them to stay in your property month after month without paying any rent.
