Also the rents are relatively stable comparing to other North East areas like atwater, cypress or glassell park where rents went up 30+% within last 2 years. 30% is my observation only.

My observation of the crowdfunding platforms was that there were a lot of inexperienced sponsors listing deals because they had no investor base from which to draw, so they turn to the internet.

He is opinionated but does not portray real estate investing or landlording as fun or easy, like so many other authors more interested in selling books than in revealing hard truths.To my knowledge Reed has not actively owned any rentals for a long time, but he is an astute observer with good prior experience in some areas.As far as his assertion that -->>Many people say they are happy if a book just gives them one good idea.

One of the reasons they are interesting is that the landlord posting the question is often too close to the issue and does not see problems while a dispassionate observer can.
