@Christine Smith if I'm not mistaken, AZ uses less water today than they did in the 1950s with 6x the people, they have become very efficient in reusing graywater and not having water intensive landscaping.

I do think there is A LOT of competitive intensity in JT in terms of design - lots of young energy from LA, etc. buying up homes and breathing creative flare into the area … so it’s hard to be a big fish and stand out like you could in almost any other market.

But I would never have more than a small percent of my portfolio in non-cash flowing properties.I was able to rent a house for 4500 in the Oakland hills 40m from SF and get it up to 12k/m average in Airbnb revenue, which was roughly 5k/m net, but it took pouring my heart into it and it was def the labor intensive path.

Many investors are asset-rich, but cash-poor.You could start a business that is affiliated with real estate to get exposure to potential deals, etc.Many start with trying wholesaling, which is very labor intensive, but takes little cash.Others have gone down the path of connecting with rental owners to partner on turning their LTR rentals into MTR or STR - effectively trading their time for a profit split.Poke around here on BP to get more ideas:)
